This brick and stucco two-story house sits on a beautiful forested lot (90' x 226') in Old Mandeville Woods.
The home is surrounded by a lawn (centipede grass) with a wooded and mulched wildlife-friendly perimeter filled with
sawtooth oaks (for deer), blueberry bushes, fig trees, domisticated persimmons, paper-shell pecans, elderberries, spineless
blackberries, red mullberries, and more. Azaleas, mallows, crab apples, mayhaws, and cassias add color to the native
landscape while ardesia (in the shade) and Asian jasmine (in the sun) provide evergreen ground cover. A 20 ft wide
landscaped forested area with a nature walking path borders the front of the lot, separating it from Old Mandeville Lane.

Low-emittance (Low-E) coatings are microscopically thin, virtually invisible, metal or metal oxide layers deposited on a window surface to reduce the U-factor by suppressing radiative heat flow. The principal mechanism of heat transfer in multilayer glazing is thermal radiation from a warm pane of glass to a cooler pane. Coating the glass surface with a low-emittance material which faces the gap between the glass layers blocks a significant amount of radiant heat transfer, lowering the total heat flow through the window.
